Upgrading the insulation of an urban family home

A mix of Edwardian & Victorian properties

Didsbury is Manchesterâₒs most affluent suburb, popular with young professionals, students and well-off families alike. Many houses were built during the Victorian and Edwardian eras, often making use of durable Accrington brick – whose high strength led to it being chosen for the foundations of both Blackpool Tower and the Empire State Building! âₓ and whose distinctive red colour lends character to the areaâₒs large houses and terraces alike.

Many properties converted into flats during the 60’s

Many of these large houses were converted into flats during the 1960s, but recent years have seen some of them turned back into spacious family homes. This typical rambling house with high ceilings was scheduled to be re roofed as part of the complete refurbishment of the property. Whereas once the attic dormer might just have provided accommodation for the maid, the addition of rooflights elsewhere in the space allowed additional bedrooms on the 2nd floor.

Fitting PIR

Since the ceilings were being stripped out it was possible to fit PIR board under the rafters by working from below, as well as between them, in order to achieve the Building Regs upgrade requirement of a U value of 0.18 W/m2K.

Achieving the target U Value

Although the rafters were only 75mm deep, there was sufficient headroom height to introduce insulation below the rafters, and it was also possible to raise the roof slightly by using TLX Gold taut and counter battened with a 38mm counter batten. With 50mm PIR between the rafters and 50mm below this achieved the target U value of 0.18 W/m2K.

TLX Gold urban family home renovationA comparable PIR board-only solution would only have achieved 0.23 W/m2K, but by using an insulating breather membrane instead of a conventional one, a lower U value could be achieved in the same space âₓ and with no condensation risk. TLX Gold is fully breathable, therefore any water vapour entering the roof space from the rooms below can escape before cooling and condensing.
